Ticehurst RR/2008/2912/P

Somerton, Sheen Cottage & Clare Cottage – land to the rear of St Mary’s Lane – erection of four dwellings, one with integral garage, one detached single garage and one detached double garage and formation of access -   Mr and Mrs Bruce, Mrs Bridge and Mr & Mrs Bayliss c/o Kember Loudon Williams Ltd Ridgers Barn Bunny Lane, Eridge  Kent

Cllrs. made a unanimous recommendation for refusal with regard to this application for the following reasons:

  1. Over development of the site
  2. The piece meal method of avoiding the requirement for affordable houses by the developer was deemed to be unethical. It is acknowledged in the application that this proposal would ‘complete’ Lower St Mary’s.
  3. The narrow road feeding the Lower St Mary’s development is not suitable for more traffic, especially for the delivery of building materials and vehicles and the problems at the St Mary’s Lane junction and High Street, will be exacerbated if more traffic is using this road.
  4. There are no pavements in the access road,  so existing residents will be at risk during any building work.
  5. Parking provisions are currently inadequate and the proposal would worsen the situation.
  6. The existing problems of flooding in the High Street since the initial development took place would worsen.
  7. It is reported that there are bats on the site in trees that would be dismantled.
Cllrs. recommended that a site visit be undertaken by Rother Planning Committee and if any housing is allowed it should be for affordable housing in accordance with the housing needs survey completed last year

Caperers Cottage  Upper Platts – replacement of two badly decayed wooden front windows – Mrs Coates of that address

The application is to replace like for like – no objections.

Flimwell RR/2008/2964/P

7 Sunny Bank  Cream Cottage,   - proposed office and workshop for home use – Mr Bennett of that address

It was felt that clarification of the ownership of the land was not clear and again there were reservations about the size and position of the building that could lead to a precedent for back fill along this track.  Recommendation for refusal

Chelworth  Vineyard Lane  - conservatory to rear elevation - Mr Sadler of that address

Recommendation for approval

Ticehurst RR/2008/2984/P

11 St Mary’s Close – erection of extension at side dwelling replacing car port – Mrs Dacres-Dixon of that address

Very small extension – no objections
